Tenant Selection

Once a tenant has been located, references will be sought. These will vary on the tenants circumstances and in most instances will include and employers reference, previous landlord reference and a credit check.

You will be kept advised of progress during referencing and your final instructions will be taken prior to the tenancy commencing.

Preparing your property

Before your tenant moves in our team work together to ensure the formalities are taken care of:

  • Inventory
  • Meter readings taken and forwarded to utility companies
  • Professionally produced tenancy agreements which are reviewed regularly to keep in line with legislation.

Managing your property

Your tenant will be given a designated point of contact within the team who will deal with them throughout their tenancy.

Day-to-Day your property manager will deal with:-

  • Routine visits – to check the condition of your property and report back to you
  • Repairs – organised and paid for through the rental income, you will be advised before all repairs.
  • End Of Tenancy – inventory check, comprehensive report to you with guidance on any deductions appropriate.

In addition to day-to-day management, additional services such as property refurbishment, insurance claim processing and empty visits can be arranged for you at extra cost.

Landlords Obligations

We will give you advice on areas you have to deal with prior to letting your property many of which we can help you with.
