Selling your property is far less stressful if you understand the entire process.

  1. Receive an Accurate Valuation - Our team of experienced valuers carry out numerous valuations every month, giving us intimate and unparalleled knowledge of property values within your particular area.
  2. Instuct Your Estate Agent - Upon instruction we at 'Bennett and Lisk' will promptly re-inspect your property, measure-up, photograph and provide you with draft brochure for your approval. At this stage, we will also arrange provision of required Energy Performance Certificate upon your request.
  3. Instruct Your Solicitor - It is advised you instruct/inform your solicitor at the earliest possible stage that you plan to market your home. This, hopefully, will avoid any timescale delays when a suitable purchaser is found for your property.
  4. Market Your Property - On receipt of agreed signed terms, we shall immediately begin the open marketing of your property. Your property will be displayed on several leading websites, modern signage will be erected on your home and our dedicated sales team will start doing what they do best - letting as many potential buyers as possible know your property is available to purchase.
  5. Viewings - Our staff will be delighted to key accompany potential purchasers through your property. Keys are never given out and your property will be left secure after our visit. Certain individuals prefer viewing directly with an agent,as they can take their time at a property without the thought of offending an owner if they don't particularly like what they see! Our experience will give us an intuition of who is generally keen and impressed with your property. All viewing will be followed up within 24 hours and you will be given feedback on what viewers thought. We will aim to give you 24 hours notice on any viewings arranged directly with yourself so that you have time to make your property look it's best - it all helps!
  6. Offers - All offers will be immediately confirmed with you both verbally and in writing.
  7. Acceptance of Offer - On accepting an offer we will immediately write to all four parties involved in sale (vendor, vendor's solicitor, purchaser & purchaser's solicitor). We will insist purchaser makes formal application for mortgage (if applicable) at the earlist possible stage. We will arrange a suitable time for surveyor to inspect your property. We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.
  8. Exchange of Contracts - Once your purchaser has received formal mortgage offer, they are ready to exchange contracts with you, the vendor. Contract will be signed by both parties and a completion date will be set at this stage.
  9. Completion - This is generally set within a reasonable early timescale from exchange of contracts. Funds will be transferred from the purchaser's solicitor to your solicitor's account. Keys will not be released to your purchaser by ourselves until your solicitor has given us authority to do so.
